A new report from JLL shows 129 leases were signed in 55 buildings with starting rents of $100 per square foot or more.

There are more of these deals for three reasons, explains Cynthia Wasserberger of JLL, who, with colleague Hayley Shoener, compiled the report: “The simple flight to quality, a lot more leasing in new construction and more leases signed in Midtown South, which is a hot, frothy and tight market.”

The Meatpacking District’s 412 W. 15th St. topped the starting rents at $195 per square foot.

Other Midtown South newcomers to the sky-high rent list included 363 Lafayette St., 888 Broadway, 441 Ninth Ave. and 63 Crosby St.

“New construction comes at a premium,” Wasserberger noted as many of the properties have been redeveloped.

Midtown newcomers included deals at the new One Vanderbilt and the redeveloped 1271 Sixth Ave.

Longtime tops-in-rent towers 9 W. 57th St. and 767 Fifth Ave. had one and four deals of more than $100 per square foot, respectively.
