Fragrance house Coty is expanding by 100,000 square-feet at the Empire State Building to occupy 187,736 square-feet.

The firm will consolidate offices at both One and Two Park Avenue to the landmark tower after an energy-efficient LEED installation on the entire 16th and 17th floors. Coty already occupies the entire 14th floor and part of the 15th.

Ralph Giordano and Richard Bernstein of Cassidy Turley represented Coty in the deal. The asking rent was $52 a foot.

Ryan Kass, William Cohen and Lauren Davidson of Newmark Knight Frank represented the building, which is supervised by Malkin Holdings and is part of the W&H Portfolio.

Anthony Malkin, president of Malkin Holdings, said they worked hard to relocate tenants to consolidate the floors and give preference to their current large tenant.

“What’s most gratifying for me has been creating an environment within the building which is active, exciting and vibrant yet segregates the tourists so tenants feel they are in a separate, comfortable, secure place,” said Malkin. “The target for service for me was Rockefeller Center, and I think we go a notch above that now.”
