A nearly 20,000-square-foot Pottery Barn will be opening in the Flatiron District next year.

The store will take the place of Lillian August at 11 W. 19th St. The store will close after the holidays, sources said.

The ground floor space is closer to Fifth Avenue but is mid-block between the heavily foot-trafficked shopping areas of Fifth and Sixth avenues’ Ladies’ Mile and will have entrances on both West 19th and West 20th streets.

Mark Finkelstein of Retail Strategies represented Williams-Sonoma, the Pottery Barn’s parent.

Bob Savitt of Savitt Partners represented his own building. “The deal included a lease surrender by the current tenant,” Savitt explained.

Lillian August had made it known in the industry that it wanted out of the very large space, and Finkelstein believed it would be a better fit for Pottery Barn.

The area has become known for its numerous home accessories, furniture and design tenants. Retail rents range from $130 to $150 a square foot.

Requests for comment to Finkelstein, Pottery Barn and Lillian August were not returned by press time.

Upstairs, 11 W. 19th St. has multiple floors occupied by both Tory Burch and Publicis, while 52,000 square feet are available at about $55 a square foot.

Zio Ristorante is also a ground-floor tenant.
