The city’s tech tenants keep on growing and moving.

The global sales advisory firm ZS Associates will move from Midtown to the Empire State Building, where the company will have 19,869 square feet on a portion of the 51st floor.

The building where they are now located, 140 E. 45th St., also known as 2 Grand Central Tower, has smaller floors no larger than 16,400 square feet.

Joe Arnstein, Erik Schmall and Daniel Thompson of Savills Studley represented the tenant in the 10-year deal.

Paul Glickman, Jonathan Fanuzzi, Kip Orban and Harley Dalton of JLL represent the Empire State Realty Trust ownership, which also had Ryan Kass, Fred C. Posniak and Shanae Ursini working in-house. The asking rent was $72 per square foot.

To celebrate Europe Day, Tuesday night’s blue and yellow lights on the tower’s top are the colors of the European Union flag.


An app that automatically updates a user’s address when they move will be using its own app as it relocates from one square to another.

The tenant, aptly dubbed Updater, will be moving from Madison Square Park to Union Square Park and has signed a lease for the entire 12th floor of 9,233 square feet at 19 Union Square West. It will move from 1140 Broadway later this year.

Charles Conwell of ABS Partners Real Estate represented the ownership, which had an asking rent of $75 per square foot.

Conwell and ABS colleague Jay Kreisberg also represented the building in a deal for the 1,519-square-foot penthouse, which was negotiated directly with the Stephanie Goto architecture and design firm. The asking rent was $85 per square foot.

The space has 13-foot ceilings, “tons” of natural light and an outdoor terrace.

Goto, an architect who was raised in Tokyo and New York City, integrates her designs with art, fashion, graphics and lifestyle. Her boutique firm, founded in 2004, is now located just one block south at 1 Union Square West.


The online insurance shopping platform PolicyGenius has signed a five-year lease for 10,258 square feet on the eighth floor of 22 W. 19th St., a 215,000-square-foot building between Fifth and Sixth avenues in the Flatiron District.

The growing firm will be moving from the multi-use 240 Kent Ave. in Brooklyn, which leases “hot desks, office spaces and retail units.”

Barbara Raskob and Yvonne Chang represented the Kaufman Organization, which had an asking rent in the high $60s per square foot. The 24/7 building was recently renovated and Kaufman will be installing new bathrooms for the PolicyGenius.

Founded in 2014 by two former McKinsey & Co. consultants, PolicyGenius provides price comparisons for life insurance, long-term disability insurance, renter insurance and pet insurance.

As overall life insurance sales are the lowest in years, and this app is attracting those young healthy folks loved by insurance companies, it has prompted angel investors to open their wallets and back PolicyGenius to the tune of some $15 million.


Soul Cycle is coming to 21 West End Ave.

The 3,800-square-foot location will be the first in the area.
