The Gateways to Harlem are being sold to Joseph Sitt’s Thor Equities.

Sitt signed a contract on Friday to pay $75.5 million for the two buildings — known as Gateway I and II — sources said.

They total 108,000 square feet along the entire western blockfront of Lexington Avenue between E. 125th and 126th streets.

The three-story 135 E. 125th St. has retail tenants Raymour & Flanagan and Duane Reade. The retail can be repositioned, which is in Sitt’s wheelhouse.

The six-story has an IHOP in the base and offices for community service organizations above.

Adam Spies and Adam Doneger of Eastdil Secured marketed the 14-year-old buildings for seller ddm development & services.
