Building owner Joseph Moinian’s company, the Moinian Group, yesterday said it obtained $634 million in fresh financing for three Lower Manhattan properties, including insurer American International Group’s headquarters at 180 Maiden Lane.

At his 1.1 million-square-foot 180 Maiden Lane office tower, Moinian had a $440 million loan from Wachovia extended under the supervision of SL Green Realty Trust, which is acting as special servicer. The same parties also extended a $64 million loan on 17 Battery Place, a 400,000-square-foot office building in which SL Green is also part of the lending group.

Finally, Moinian got a new, $130 million first mortgage through MetLife for the Ocean, a 492-unit luxury rental apartment building located at One West Street.
