Fine-art logistics company Maquette has signed a 46,860-square-foot lease in Long Island City for its headquarters and an expansion of its art-handling operations.

The North River Co.-owned building at 48-49 35th St. is just one block from its other owned warehouse at 33-02 48th Ave., where Maquette already leases 20,500 square feet, but there is no more space.

Forrest Mas and Chris Pachios of NRC negotiated the lease directly with its tenant, whose current location is adjacent to 48th Avenue between 33rd and 34th streets.

The new expansion space is located on the block bounded by 48th Avenue, 35th and 36th streets and Hunters Point Avenue on its southern end.

Maquette will have a portion of the second floor which, due to the rise in elevation — otherwise known as a small hill — has direct loading from 36th Street as well as a large fenced parking lot for tenants that include Ralph Lauren and Motorola.

Maquette offers installation, transport, shipping, packing and storage to some of the nation’s foremost museums, dealers and galleries. The building is climate controlled.

NRC bought the former B. Altman warehouse in December 2018 from Metropolitan Realty Associates for $72 million. MRA and TH Real Estate had paid the apparel manufacturers, the Matsil Bros., $54.99 million in 2017.

The three-story, 260,000-square-foot warehouse was built in 1949. The remaining 47,850-square-foot “penthouse” includes a 70,000-square-foot rooftop with unobstructed views of Manhattan. The asking rent would be in the high $20s to low $30s depending on the use.

Its location in an Opportunity Zone means certain benefits are available to tenant businesses.

“We bought the building to be able to do flex industrial but, with some base building improvements, we could also do office deals there,” said Pachios.
