The 21st Annual Retail Deal of the Year Awards were dominated by two downtown transactions.

The Real Estate Board of New York’s first prize award for the most ingenious transaction was taken home by the brokers for both sides of the 72,260-square-foot Life Time Fitness lease in mostly lower levels of Harry Macklowe’s reimagined luxury residential project at One Wall St. The winning RKF team of Peter Whitenack, Jackie Totolo and Scott Zinovoy represented Macklowe, while co-winners, the Dartmouth Company’s Joe Mastromonaco and Fritz Kemerling, worked out for the fitness company.

The most significant deal of the year prize was taken home by Ross Kaplan and Jeffrey D. Roseman of Newmark Knight Frank for representing building owner Fosun in the 40,000-square-foot lease with Alamo Drafthouse at 28 Liberty St.

The awards were handed out at Tuesday evening’s retail committee cocktail party at Convene at 117 W. 46th St.

On Thursday afternoon, dozens of real estate companies will be cheering on the teams competing in the Third Annual JDRF Real Estate Games at Chelsea Piers with the goal of raising $400,000 for Type 1 diabetes research.

REBNY exec Jim Whelan founded the local event, which concludes with awards and sunset cocktails, after his teenage son was diagnosed with the disease. Co-chairs are John Johnson of Savills and David Kaufman of SL Green.
