The building where Jay-Z is moving his offices, Chelsea 540, is in contract for roughly $260 million to the Lincoln Property Co. of Dallas.

The newly developed 165,000-square-foot boutique office and retail property at 540 W. 26th St. was designed by Morris Adjmi and resembles the area factories with its multi-paned floor-to-ceiling windows and aluminum grid. But this modern twist has column-free floors, plenty of light, outdoor spaces, and both LEED and Wired certifications.

Savanna Partners developed the mid-block nine-story building in a venture with the landowners, the Silvermintz family, which sold Savanna the land in 2014 for $24.7 million. Deutsche Bank holds the $115 million project mortgage.

The developers hired Doug Harmon and Adam Spies of Cushman & Wakefield, along with team members Adam Doneger and Joshua King, earlier this spring to market the offering.

The pricing represents a buoyant $1,560 per square foot — the second highest price in Chelsea after Chelsea Market’s fetching more than $2,000 per square foot, which Harmon & Spies also sold.

The World School is already open in 85,421 square feet on the bottom five floors. It is an ideal location because the building is just west of the school’s main campus at Tenth Avenue.

A snowmelt system has been installed under the sidewalk with a fee to the city of roughly $7,000 to $8,000 per year over the next decade.

Jay-Z’s Roc Nation has 73,000 square feet on the top three floors, which includes a penthouse with 16-foot-high ceilings and a wrap-around terrace along with other roof-deck space.

The office leasing was completed by Newmark Knight Frank, while Jamie Weiner of the Manhattes Group is handling the 12,400 square feet of available retail and gallery spaces.

The remaining 94-year lease on the nearby newly developed 430 W. 15th St. at the intersection of Chelsea and the Meatpacking District, which houses Roc Nation’s Live Nation parent, was sold in June for $158.5 million to Invesco by the same Cushman & Wakefield team of Harmon and Spies, along with Will Silverman at Hodges Ward Elliott.
