Manatt Phelps & Phillips has renewed its lease at Times Square Tower for 80,265 square feet on the 22nd to 24th floors.

Because building owners like Boston Properties are working hard — read concessions and amenities — to retain and attract tenants, the law firm’s long-time Savills Studley brokers leveraged proposals from other properties to negotiate a competitive economic package.

The firm’s offices will also be renovated and modernized, with more interior glass to increase natural light and have centralized meeting and collaboration areas.

The Los Angeles-based attorneys have been a tenant in the building, also known as 7 Times Square, since its completion in 2004.

Mitch Steir, Howard Nottingham and John Mambrino of Savills Studley represented Manatt.

Owner Boston Properties was represented in-house by Andy Levin and Heather Kahn.

The company is creating a new tenant café on its fifth floor Sky Lobby; current asking rents range from the low-$80s to the mid-$90s per square foot.
