The Hospital for Special Surgery has just subleased 98,600 square feet at 777 Third Ave. from Avon.

The hospital will have the second through fifth floors in the 38-story glass tower that sits between East 48th and 49th streets. These floors are a portion of a block that Avon has had on the market.

According to CoStar data, floors six through 10, each 24,650 square feet and totaling 123,250 square feet, are still available through Cushman & Wakefield. The term ends in mid-2026.

A team led by Brian Given and Sheena Gohil of Colliers International represented HSS, which has numerous locations. “It is part of a hospital campus expansion and will locate their non-clinical staff off campus so the hospital can continue to grow and expand. It’s very attractive, move-in condition space,” Given said.

CoStar data show Heather Thomas, Dale Schlather, Michael Burlant, Greg Herman and Jon Fales representing Avon in the sublease. Space notes show the remaining floors can be leased individually and that its high-end installation with Herman Miller furniture and glass-fronted offices “appeals to multiple user types.”

Rents in base floors along that stretch of Third Avenue are generally in the low-$60s per square foot.
