Bluestone Lane has been chosen as the coffee retailer at Dumbo Heights, where the café will open in the 55 Prospect St. building.

At 2,500 square feet, this will be one of its largest locations and will include a coffee lounge and roasting plant.

Bluestone is typical of the mix of retailers and the amenity-rich environment developers Jared Kushner’s Kushner Cos., Aby Rosen’s RFR and Asher Abehsera of LIVWRK are bringing to Dumbo Heights to serve the coming office tenants.

The Melbourne, Australia-style coffee house was launched in 2013 by Australian native Nicholas Stone, operational partner Aaron Cooke and RKF retail broker Jon Krieger. This will become its seventh city location and the first in Brooklyn.

“Coffee to them is a cultural thing,” Krieger said about folks in Melbourne. “It’s more about the energy and atmosphere and the connection between the employees and customer.”

The developers consulted with the anchor tenants to ensure the coffee provider would be local and “authentic.”

The developers purchased the former Jehovah’s Witness warehouse-like buildings and are turning them into tech-savvy offices with an eye on locally sourced retail, so getting top dollar for rents won’t be the focus.
