Ever since the 1964 World’s Fair in Queens, we have loved unhealthy but delicious Belgian waffles.

To get us healthier, EXKi, a Belgian group that serves natural and casual fast food, has signed a lease at 257 Park Ave. South, on the southeast corner of E. 21st Street.

The asking rent was $250 a foot for the 1,500-square-foot restaurant that includes a lower- level prep area. EXKi will take Cosi’s current space.

Steven Soutendijk of Cushman & Wakefield collaborated with Nicolas Beausillon in the firm’s Brussels office to bring its first outpost to the US, with plans to open others n the future. There are already 70 in the European mainland.

EXKI is based on the French word “exquis”, meaning “exquisite” or “delightful,” and the owners plan to locally source their fresh ingredients.

Randall Briskin of Jeffrey Management represented the building, where the equally natural Environmental Defense Fund renewed 44,000 square feet of offices earlier this year.

Normandy close on 25th St. digs

Paul Teti and Gavin Evans of Normandy Partners have closed on 119 W. 25th St. and chosen architects Mancini Duffy, led by Ted Hammer, for the redesign.

Michael Zenreich Architect will also be part of the team.

Normandy has tapped Mitchell Konsker and Matt Astrachan of Jones Lang LaSalle to head the office leasing.

Goldman takes over for Frankel

Beth Goldman, the general counsel and deputy commissioner for the New York Department of Finance, has been appointed to succeed David Frankel as commissioner.

Frankel is leaving next week to tackle the righting of the Metropolitan Council on Jewish Poverty after its previous director took liberties with the group’s finances.
