Douglas Durst has hired the CBRE retail team of Gary Trock and Amira Yunis to market the 42,550-square-foot space and former home of ESPN Zone at the base of 4 Times Square.

The dramatic West 42nd Street location — including 9,704 square feet on the ground floor, 13,298 on the second floor and 19,548 on the third — boasts mostly 20-foot ceiling heights. A new storefront and wraparound signage design will be unveiled soon, the team said.

Rents in Times Square have been rising rapidly as space is at a premium while tourist spending is making the stores top earners for most of the brands.

“We talked to all the big retail brokers and decided CBRE is best positioned to market what we believe is the marquee location in this city and the world,” said Jordan Barowitz, a Durst spokesman.

Durst recently lost a long negotiated deal with Express to a Jeff Sutton/SL Green-owned building at 1552 Broadway, sending Durst back to square one.
