THE Capital Grille has just leased 17,400 feet in the Time-Life Building at 1271 Avenue of the Americas in Rockefeller Center West, marking the tony steakhouse’s second location in the city.

“We’ve been looking for the right site for the past four years – since the Capital Grille opened in the Trylons of the Chrysler Center,” said Amira Yunis of Newmark Knight Frank, who handled the restaurant’s first city pact.

On this deal, Yunis and colleague Jared Lack represented Darden Restaurants, the parent of the Capital Grille.

Rockefeller Group Development’s Ed Guiltinan represented the tower’s ownership in-house.

“They were doing a considerable amount of business and they felt having a Midtown west location would help them corner that portion of the market,” added Yunis. The restaurant will likely open next year in the former Citi space after an extensive buildout of that restaurant’s 12,000 feet on the ground and two mezzanines.

The asking rent for the long-term deal was $1.6 million a year.

Cooking commando Rachael Ray is whipping up 2,600 feet of office space for her administrative arm, Watch Entertainment.

The four-year deal at 900 Broadway was negotiated for her by Jack Wynne of Capstone Realty Advisors, while the ownership was represented by Frederick Faust and Kayo Shinohara of Dumann Realty.

Jeffrey C. Paisner, a top retail producer at Lansco who earlier brought the red soles of shoe designer Christian Louboutin to America, and recently signed up Zara for space at 42nd Street and Fifth Avenue, has just joined Ripco Real Estate.

Paiser told us, “Ripco has a rock-solid foundation I can build from, they are entrepreneurial, and motivated to compete in the marketplace.”

As a follow up to our big tenant searches last week, Fred Trump is the sole broker working with Hachette Filipacchi for its ongoing needs.

Also, the broker who brought jeweler Jack Vartanian to the city is fellow Brazilian Alex Cesar of Eychner Associates.

Cesar says he is currently working with four other high-end Brazilian retailers.

“All want to expand in the US and start in New York,” he said. “Now it’s cheaper for those in Brazil to come to New York so it’s time for the little guy to come into the US and get a space.”

He’s already installed fashion company Osklen at 97 Wooster St., and the Porcao steakhouse at Park and East 26th Street.

Yitzchak Tessler and Joe Chetrit are planning yet another 200,000-foot- plus condominium.

To partake in the ongoing Herald Square retail evolution, this one will sit on a six-story retail box at 855 Avenue of the Americas at West 31st Street.

The next to last piece of the needed assemblage – a five-story commercial building at 112-114 W. 31st St. – was just acquired for $12.3 million.

All the tenants and retailers there have demolition clauses allowing the new project to proceed.

Eastern Consolidated’s Marcia Rose Yawitz and Anna Maria Ronquillo represented the seller, Edward Eden of E&E Associates.

Eastern’s Alan P. Miller, Dan Glaser and Sam Schneider, represented the buyers.

Miller was assisting a previous developer in assembling the parcels before it was sold to Chetrit and Tessler last year.

In a deal struck with North Manhattan Construction Corp., the Rocky Mount Baptist Church congregation in Washington Heights, will get a fancy new church building and community space, plus lots of neighbors in a new, 100,000 foot rental building that will be built in the rear of its 20,000 foot lot and owned by the developers.

The existing 5,000-foot, one-story church at 37-41 Hillside Ave. will be demolished this fall to make room for a 15,000-foot circular replacement.

The church bought the original site for $140,000 in 1980 but the former senior center was in disrepair and the congregation could not afford the work.

Four developers made proposals before the church, led by Rev. Eugene Hudson, and chose Northern for its promise that it would not make money from the development of the new church.

Of the 75-rental units in the 16-story complex, 20 percent will be reserved for affordable housing, while an additional 11,000 feet of community space is planned for the lower floors and will be used for outreach programs and classes for the church.

When Hudson heard how much the church was worth he was “elated, ecstatic and almost speechless. . . I really thanked the Lord for that. He must want us to continue to do our good works.”

In another good works story, the Lantern Group, a non-profit developer and housing provider for the homeless and mentally ill, has bought for $16 million a former 151-room SRO at 319 W. 94th St., between West End Avenue and Riverside Drive.

Peter Von Der Ahe of Marcus & Millichap’s National Multi Housing Group, represented the both sides in the $105,960-per-roo m deal, which provides the Lantern Group with the ability to add 15,000 feet to the building.
